Storage Terms and Conditions

1. Nature of Storage Services

Johnson Seasonal Services provides secure, off-site
warehouse storage for your boxes, totes, or other approved containers
containing personal or business items. All items are stored in a
climate-controlled facility. Customers do not have direct physical access to
the warehouse or stored items.

All additions, retrievals, or returns of items must be
arranged through one of the following methods:  
Warehouse Appointment: Schedule a pick-up or
drop-off at our warehouse. Our staff will assist with loading or unloading
items to or from your vehicle.

     
Home/Location Service: Schedule a home pick-up
or delivery. A Johnson Seasonal Services employee will transport your items to
or from your specified location.

Our staff will handle your items during all scheduled
services.

2. Scheduling and Fees

All services require advance scheduling and are subject to
availability. Applicable storage, handling, transportation, and service fees
will be charged as outlined in our current rate schedule.

3. Prohibited Items and Activities

You may not store any of the following:

  •   Hazardous, toxic, flammable, explosive, or
    combustible materials

(e.g., gasoline, propane tanks, oil, chemicals, paint,
fertilizers, fireworks, acids, disinfectants, pesticides, radioactive
materials, or any substances classified as hazardous under local, state, or
federal law)

  • Illegal items or substances (including stolen
    goods, illicit drugs, or contraband)

  • Firearms, ammunition, weapons, or explosives.

  • Perishable food items, plants, animals, or any
    living organisms

  • Wet or damp items that may cause mold, mildew,
    or odors

  • Any items that emit fumes, odors, or attract
    pests

  • Any other items prohibited by law or that could
    pose a risk to the facility, staff, or other stored property

You must disclose the general nature of stored items upon
request. Violation of this policy may result in immediate termination of
services, refusal of service, disposal or return of items at your expense, and
possible reporting to authorities. We reserve the right to inspect, open, or
remove any items if we suspect prohibited contents, damage, or any risk to the
facility, staff, or other property.

4. Customer Responsibility and Risk of Loss

All property is stored entirely at your own risk. While we
exercise reasonable care in handling and storing items, Johnson Seasonal Services assumes no liability for loss, damage, theft, or destruction of property. We do not provide insurance coverage for your stored property.

You are solely responsible for any loss, damage, theft, or destruction of your items, regardless of cause (including fire, flood, theft, vandalism, pests, transportation incidents, or acts of God). We strongly recommend that you maintain insurance for the full replacement value of your stored items.

5. Release of Liability and Indemnification

By using our services, you release, waive, discharge, and
hold harmless Johnson Seasonal Services, its owners, employees, agents, contractors, and affiliates from any and all liability, claims, demands, actions, or causes of action arising from:

  •  Loss, damage, theft, or destruction of stored
    property

  • Delays in scheduling or providing services.

  • Personal injury or property damage occurring
    during warehouse appointments, home pick-up/delivery, loading/unloading, or
    transportation

You agree to indemnify and defend Johnson Seasonal Services
against any claims, losses, or damages (including attorney fees) caused by your stored items or use of our services.

6. Inventory and Condition of Items

You are solely responsible for the contents, inventory, and
condition of your boxes or containers. Johnson Seasonal Services does not open boxes or totes to inspect or inventory items upon intake unless we suspect prohibited contents, damage, or another issue. We may document the exterior condition of containers upon intake for record-keeping and will report any visible or noted damage during handling.

7. Termination and Abandonment

Either party may terminate these services by canceling your
subscription or providing written notice. Upon termination, you must schedule retrieval of all items and pay any outstanding fees. Failure to retrieve items within 30 days after termination may result in the items being considered abandoned. Johnson Seasonal Services may dispose of or sell abandoned items to recover unpaid fees, in accordance with applicable law.

8. Designated Contact and Death or Incapacity of Customer

You may designate one or more authorized contacts who, in
the event of your death or legal incapacity, may schedule retrieval of stored items (subject to payment of all outstanding fees). If no authorized contact is named or if there are competing claims, items will be released only to a person providing court-issued documentation (such as Letters of Administration, Letters Testamentary, or a Small Estate Affidavit) proving authority over your
estate. Johnson Seasonal Services reserves the right to require additional documentation or indemnification and is not required to participate in probate proceedings.

9. General Provisions

  • No waiver of any breach shall constitute a
    waiver of any other breach.

  • These Terms of Service constitute the entire
    agreement between you and Johnson Seasonal Services and supersede any prior
    agreements.

  • If any provision is held invalid, the remainder
    shall remain in effect.

    
These terms are governed by the laws of Greene
County, Ohio.

By using Johnson Seasonal Services warehouse storage, you
acknowledge and agree to all terms above. You confirm that you will not store prohibited items, that you assume full responsibility for your property (including obtaining your own insurance), and that all access requires scheduled appointments or services.
